Our Building Process

1. Pre-Approval

Please obtain a letter of pre-approval from a lender of your choice. This letter is required before we get started in the process of lot and plan selection. This helps the buyer understand the monthly payment associated with the home sales price. This will help the builder keep the floor plan and options within this defined budget.

When building with Sheryl Homes, Inc., hiring a realtor to represent you is not necessary. Our pricing is based on current material cost, so the price is non-negotiable. We have a team that works with you directly on every detail of the building process to closing. We respect the work and relationship a Realtor provides a client on existing homes. It is very important to share with us if you were referred to by a realtor or if you plan to work with a realtor during the building process with Sheryl Homes.

We offer over 20 floor plans from 2,000 sq ft to 2,800 sq ft. Each floorplan has optional primary bathroom layouts for the buyer that wants a shower only, shower and Jacuzzi tub or a free standing tub. We also offer 2 and 3 car options..

We are the land developer and the builder, so we have a healthy inventory of lots to select from! The lot is included in the sales price of the home.

We build pricing and options for each home we build. We need about 7-10 business days to put together accurate pricing. We have teamed up with a great company called Job Tread. We are able to put together pricing and options in a working document called a specification sheet. You are able to read the description and see photos of each line item, so you feel comfortable with what is included in the pricing and what features are considered an upgrade.

Once you have picked a lot, a floorplan and we finalize pricing, Paperwork and Deposit is our next steps.

We prepare and sign the following documents:

  • Specification sheet
  • Pricing
  • Real Estate Purchase Agreement

We collect a deposit to begin construction. The amount is based on the sales price of the home. The average deposit amount is $5,000 – $10,000. The deposit is held in our escrow account and will be shown as a credit to you at closing. You will work with your lender on how to use these funds. They can be used towards a down payment, closing costs or can request back as cash at closing if you are not required to bring funds to closing.

Our specification sheet and pricing phase, you will have the option to add upgrades to your home. We like to remind buyers using 100% VA loan that the VA Escape Clause only applies to the Base Price of the home.

You will work with our team member Trish on design selections based on the specification sheet allowances. Most design selections will be made in the early stages of construction to ensure proper ordering time.

We work with our sub-contractors to build your new home. Many of our trades have been with us 5 years or longer! We work as a team to ensure quality and details are the priority and well communicated at every phase of construction. We visit the job site daily to ensure we stay on schedule and inspect the work begin performed.

You will work with your lender during the building process and we will work with them directly to get the necessary paperwork and coordinate appraisal and closing.  The builder warranty requires the builder to conduct a walk-through inspection of the home before closing with the homeowner. The goal behind this walk-through inspection is to show how to use many features in the home as well as identify anything that needs to be touched up or repaired.  Many of our homeowners are relocating, so we are flexible on this walk through date.  Ideally we have this walk through the day of closing or before, but prior to household goods arriving.  The home is inspected throughout the building process by our local municipal planning office and this inspection is accepted by all mortgages companies.  We are issued an Occupancy Certificate.  A formal home inspection is not required. 

One of the many benefits of new construction is the Warranty!  Sheryl Homes Provides a 10-year warranty through a company called RWC. Year 1 of the warranty covers material and labor from all contractors and is managed through our local office.  In addition to your major mechanical, electrical and plumbing systems, items like door adjustments and grout touch up are included in year one.  Year two includes mechanical, plumbing and electrical systems.  After year two, Major Structural components are covered in years 3-10 and are managed by RWC.
